Yet again, AKICOLJ

The new house has a cloakroom next to the kitchen, which we would like to (get someone to) turn into a utility room. So, remove the basin, loo and radiator; install plumbing for washing machine, and shelves.

Any ideas on how much this might cost?

Actually it may be that I've just overlooked that Wellybabes wants to get rid of his 2nd loo and have a utility room instead and there never wee any cloak or coat hooks ;-)

Indeed; this is cloakroom in the sense of downstairs loo, rather than place to keep coats (or even cloaks!)

I didn't notice whether it has any coathooks in, but if so they'll be a few small ones.
