We have a waterleak!

adaese to say, "Shall I come home for lunch," and she said, "Please do, there's a water leak!" So I went home, and she showed me the leak from the overflow pipe outside; I said, "Yes, we should get it looked at, but it's probably not very urgent." Went back inside, and heard tap, tap, tap ... went upstairs, and water was coming round the loft hatch.
Rang letting agents, who tried to ring the landlord; rang emergency plumber, who will be round later at £lots / hour; am trying to ring landlord again. Have switched off water, and (because at one stage water was coming down the light flex in the landing ceiling) the electricity.
I'm now back at work;adaese is holding the fort.
