The new house has a cloakroom next to the kitchen, which we would like to (get someone to) turn into a utility room. So, remove the basin, loo and radiator; install plumbing for washing machine, and shelves.

Any ideas on how much this might cost?

Wome has 3 towel-rails in the bathroom/utility, and I find the one over the washingmachine very useful for hanging up things that need air_drying rather than tumbling. So you might want to consider leaving one or two and equipping them with coat-hangers.

No idea how much. My guess is 4x whatever it costs to remove a normal integral fridge (non_functioning) and replace it with a (fubctioning) larder one.

Actually it may be that I've just overlooked that Wellybabes wants to get rid of his 2nd loo and have a utility room instead and there never wee any cloak or coat hooks ;-)

Indeed; this is cloakroom in the sense of downstairs loo, rather than place to keep coats (or even cloaks!)

I didn't notice whether it has any coathooks in, but if so they'll be a few small ones.

A ceiling-mounted laundry rack would be nice, but I suspect the room is too small for this to be a practical possibility.
