The new house has a cloakroom next to the kitchen, which we would like to (get someone to) turn into a utility room. So, remove the basin, loo and radiator; install plumbing for washing machine, and shelves.

Any ideas on how much this might cost?

Will - who does all our plumbing - says that if you send him a photograph and details of what you want to do, he will send you instructions for doing it yourself, with pictures.
